The numbers

A mean 22 days to pending for the month ending August 2026, with a typical home value of $357,283 up 4.9% over the year. The timing figure was unchanged year over year, so the speed is holding rather than deteriorating.

Twenty-two days is less than half the national benchmark of 53, and it is the fastest figure we measured across Texas, California, Florida, Colorado, Tennessee, Virginia, Washington, Georgia, North Carolina and Michigan.

What a 22 day market allows

It makes the simplest structure the likely answer. Carrying both payments and recasting after the sale needs income to support two housing payments for the overlap, and when that overlap is three weeks to pending plus a closing period, many more households clear the bar.

It also keeps the departing home vacant and listed for a short time, which is exactly the condition MCL 211.7cc(5) requires for the conditional rescission. In Grand Rapids the temptation to rent it out because it is not selling barely arises. See the conditional rescission page.

West Michigan more broadly

Holland at 29 days and $348,045, up 4.8%. Muskegon at 27 days and $257,800, up 4.5%. Kalamazoo at 29 days and $278,194, up 4.4%. The whole corridor pairs sub-30-day marketing times with mid-single-digit appreciation.

Kent, Ottawa, Muskegon and Kalamazoo counties all use the $832,750 baseline conforming limit, as does every Michigan county.

The part that still needs attention

Speed does not fix uncapping. The house you buy resets to state equalized value the year after the transfer, so the seller's tax figure understates yours regardless of how fast the market moves. Model it from SEV. See the uncapping page.

Frequently asked questions

How long do homes take to sell in Grand Rapids?

A mean of 22 days to pending for the month ending August 2026, less than half the US benchmark of 53 and unchanged from a year earlier. It is the fastest market across the ten states in this build round.

Is Grand Rapids a good market to buy before selling?

It is the most favourable we measure. A 22 day mean time to pending with values up 4.9% means a very short overlap on an appreciating asset, and it keeps the departing home vacant and listed for long enough to preserve the conditional rescission without strain.

What is the conforming loan limit in Kent County?

$832,750 for a one-unit property in 2026, the same as every Michigan county. No Michigan county is designated high-cost.
