We read the FHFA 2026 county loan limit file directly. All 83 Michigan counties carry the one-unit baseline of $832,750, and none is designated high-cost.

That is unusual. Virginia has 18 jurisdictions above baseline, Colorado 20, Washington 3. Michigan has none, which removes an entire category of planning question from a Michigan file.

Where the limit actually comes into play

Rarely, given where Michigan values sit. The highest metro typical values in the state are Traverse City at $422,480 and Ann Arbor at $416,914, both roughly half the conforming limit.
